A Bel Air property holding a Western ski lodge-themed restaurant will hit the auction block next month.

The Lodge Restaurant and Bar’s property at 2119 Conowingo Road is being sold in an online and onsite auction starting Sept. 25 and running through Sept. 27. The auction is for the real estate only and the restaurant, commonly known as the Hickory Lodge, has an ongoing lease.

Opening bid starts at $1.25 million and a $100,000 deposit is required, according to A.J. Billig Auctioneers, which will conduct the sale. The online bidding begins on Sept. 25 and ends with a live onsite auction on Sept. 27 at 1 p.m.

The 1.36-acre property is listed as an income opportunity since the restaurant has a lease through April 2026, with the option of two five-year renewal options at increased rentals, the auction posting stated. The post added that the restaurant tenants pay for maintenance, insurance and annual real estate taxes.

The restaurant building, a former inn and restaurant off Route 1, was built in 1946. The Lodge restaurant opened in 2009. Apart from the inside restaurant, the property has a large outdoor patio and onsite parking for around 42 cars.

Property ownership is tied to 2119 Conowingo Road LLC, according to state property tax records.

Located in a general business district and near highways, the property is surrounded by residential areas and other businesses including Tamberino’s Pizza & Subs and several auto stores.

“The asset sale represents a strong cash flow opportunity in an area that is seeing very healthy growth,” Charles Billig, an auctioneer with A.J. Billig, said.
